Rental Terms and Conditions
All bookings are subject to the following terms and conditions.
1. All reservations must be made in writing and delivered via US Mail or Email.
2. A deposit of $400.00 is required to confirm your reservation.  This is released within 21 days after departure pending no damage or excessive cleaning to the home.
3. Full payment for all rentals are due 10 weeks prior to arrival date.  Bookings made within ten weeks of the arrival date must pay in full along with the $500.00 security deposit.
4. The security deposit is held to cover loss or damage to the rental property in excess of normal wear and tear during your stay.  Also, if the house is in need of cleaning beyond normal circumstances deductions to your security deposit will be made.
5. We reserve the right to cancel any reservations if the above terms and conditions are not met.
6. Should circumstances beyond our control require us to cancel a booking, you will receive a full refund of all monies paid to date.
7. All cancellations must be submitted in writing, dated accordingly and are subject to the following charges.
a.  More than 10 weeks before arrival date = security deposit.
b.  4 to 10 weeks prior to arrival date = 50% or rental amount.
c.  Less than 4 weeks = 100% of rental amount.
8. Check in time is 4:00pm on the arrival date.  Check out time is 10:00am or earlier on the departure date.
9. Reservations are made for a minimum of 7 night stays from Saturday to Saturday.
10. The property may only be occupied by a maximum of ten people all of which must be included on the rooming list.
11. The owner/management company reserves the right to refuse acceptance of any bookings at any time at their discretion without having to give reasons.
12. It may be necessary during your stay for staff or agents of the management company to enter the premises in order to perform routine maintenance or repairs.
13. Absolutely NO SMOKING and NO PETS.
14. Private homeowners own this house, not a large company.  Please treat our home with the utmost respect: people including ourselves want to enjoy its facilities.
15. You must be at least 21 years of age to rent this property.
16. If you experience problems during your stay, please contact the management company immediately.  The matter will be rectified as soon as practically possible.

LIABILITY LIMITATIONS
1. The owner/management company accept no responsibility or liability for loss or injury while staying in the property or using the facilities of the development.  Guests are required to carry their own insurance appropriate for renting this property.  Any loss or injury should be reported immediately to your insurance company.
2. Parents must, at all times, supervise children when using pool facilities and facilities of the development.
3. The owner/management company accept no responsibility or liability for failure of equipment in the rental property.  Any problems that may occur should be reported to the management company which will rectify the problem in a reasonable and timely manner.
4. The owner/ management company accept no responsibility or liability for the unavailability of any facilities of the development.
5. The owner/management company accept no responsibility for and shall not be liable in respect of loss/damage/cancellation or changes caused by major events (ie. Strikes, flood, fire, airport closures ect.) or any event beyond our control.
6. Windsor Hills is a brand new development and there might be some site construction.  We cannot give any guarantees about this issue.
7. Although every effort is made to provide you with accurate information, all information given and descriptions given are only a guide and may vary.  In the event mistakes occur we accept no liability.
